Polyaspartic garage floor coating in Houston

Polyaspartic is the coating behind most one-day garage floors. It cures fast, it doesn't yellow in sunlight, and it's usually ready for your car about 24 hours after the topcoat goes down.

Why installers use it

Why it's a job for a crew

The speed that makes polyaspartic convenient also makes it hard to apply. Concrete Decor reports that mixed material starts thickening in 20 to 30 minutes, so crews work in sections and move quickly. It's also thinner and less self-leveling than epoxy, so flaws in the slab show through unless they're repaired and ground first.

Manufacturers call for grinding the slab to a 50 to 100 grit profile so the coating soaks in evenly. That step needs a diamond grinder and dust collection, which is a big part of what you pay a crew for.

Moisture testing comes first

Polyaspartics can't go over a slab with high moisture vapor emission. Moisture trapped under the coating can make it bubble and lift. A good installer tests before quoting a one-day floor. If the slab is damp, they'll add a moisture-mitigating primer, which adds cost and time. Bob Vila quotes one installer at about $1 per square foot for a moisture barrier. More in slab moisture and peeling coatings.

What it costs

Floor sizeTypical installed price
250 sq ft$1,000 to $2,250
300 sq ft$1,200 to $2,700
400 sq ft$1,600 to $3,600
500 sq ft$2,000 to $4,500

Bob Vila, polyaspartic floor coating cost: $4 to $9 per square foot installed. National figures.

Concrete Decor quotes an installer trainer saying polyaspartic material costs 20 to 30 percent more per gallon than epoxy. Many systems split the difference with an epoxy or polyurea base and a polyaspartic topcoat. Compare them in epoxy vs polyaspartic.

Polyaspartic, polyurea and one-day floors

Contractors use these names loosely. Pure polyureas cure in minutes, which leaves little room for error, and Concrete Network notes they can discolor in sunlight. Polyaspartics are a slower-curing, UV-stable member of the same family and are the usual clear topcoat. Ask what the base coat and the topcoat each are, by product name.

Questions people ask

Is polyaspartic better than epoxy?

For a garage that gets sun or needs to be back in use quickly, usually yes: it's UV-stable and ready for cars in about a day. Epoxy is cheaper and levels better over rough concrete. Many floors use both. See epoxy vs polyaspartic.

Can I put polyaspartic down myself?

It's possible, but it's hard. The material starts thickening within 20 to 30 minutes of mixing, and it needs a ground surface. Concrete Network says polyurea and polyaspartic coatings aren't a good fit for most DIYers.

Will a polyaspartic floor be ready the same day?

You can usually walk on it in 3 to 4 hours. Wait about 24 hours before parking on it, or whatever your installer's product calls for.
