Garage floor epoxy in Katy
Greater Katy has two kinds of garage floors: brand-new slabs in the master-planned communities spreading west and south, and 40- to 50-year-old slabs in the subdivisions built near I-10 in the 1970s and 1980s. Each needs a different kind of prep before it's coated.

Katy's housing, and what it means for the slab
The city of Katy sits where Harris, Fort Bend and Waller counties meet, but most people mean the much larger Greater Katy area, roughly the 181 square miles of Katy ISD. The city alone grew from about 14,100 people in 2010 to about 21,900 in 2020, and much of the area's housing sits outside the city limits in communities such as Cinco Ranch, Grand Lakes, Firethorne and Cane Island.
- New-build garages. Builders usually hand over a bare concrete floor. Fresh concrete needs time to cure and dry before it's coated. Rust-Oleum's instructions say to wait at least 28 days after a pour, and a good installer tests the slab rather than going by the calendar.
- Older subdivisions. Neighborhoods like Memorial Parkway, Kelliwood and Nottingham Country date to the 1970s and 1980s. Their garages often have decades of oil stains, old paint or sealer, and settlement cracks, all of which have to be ground out and repaired before a new coating will hold.
Sun on Katy garages
A garage that sits open on a summer afternoon, especially one facing west, gets sun well onto the floor. Epoxy can yellow in sunlight, so a UV-stable polyaspartic topcoat is the safer choice for the front of the floor.

Questions that come up in Katy
- Can I coat right after closing on a new home? Plan on at least a month after the slab was poured, and a moisture test before anything goes down.
- Will my HOA care? Interior garage floors rarely need approval, but check your deed restrictions before coating the driveway, apron or front walk.
- Three-car garage? Price goes by square footage. A third bay often used for storage or a gym is a good place for a flake floor with extra texture.

Questions people ask
Do you come out to Fulshear and west of Katy?
Fulshear is in the service area. For addresses farther west, call (281) 937-8614 and ask; the contractor will tell you whether they cover it.
My builder's garage floor already has cracks. Is that normal?
Small shrinkage cracks are common in new slabs and patch well before coating. Cracks that widen over time, or with one edge higher than the other, should go to your builder's warranty first.
