What a coated garage floor costs
Price depends mostly on floor size, the system you choose and how much repair the concrete needs first. These are national ranges for professionally installed floors. Your contractor's quote, after they've seen the slab, is the real number.

Crack repair, removing an old coating and moisture mitigation add to the total. The Houston cost guide breaks those out.
Pick a system
Most Houston coating companies lead with flake floors: a base coat, a full broadcast of vinyl flakes and a clear topcoat. The topcoat and base can be epoxy, polyaspartic or a mix, and that choice decides how fast you can park on it and how it handles sun at the door.
- Flake garage floorsA base coat, a full broadcast of vinyl flakes and a clear topcoat. The finish most Houston coating companies lead with.
- Polyaspartic coatingsFast-curing, UV-stable coatings. Usually ready for cars in about a day.
- Epoxy garage floorsSolid-color and metallic epoxy, plus epoxy base coats under flake floors.
- Peeling floor repairRemoving failed coatings, fixing cracks and recoating floors that peeled.
- Patio and pool decksUV-stable coatings for patios, porches and pool decks, with texture for grip.
- Shop and commercial floorsWorkshops, warehouses, auto bays, gyms and kitchens, scheduled around your hours.
The same crews put down epoxy flooring for shops, warehouses, showrooms and home gyms. See commercial epoxy flooring.
Why garage coatings fail in Houston
Most peeling floors trace back to the same few causes, and Houston's climate makes two of them more likely.
- Moisture coming up through the slab. Vapor trapped under a coating can break its bond with the concrete. Installers test for it before coating. See slab moisture and peeling coatings.
- Humid application days. Rust-Oleum's EpoxyShield kit calls for relative humidity below 80%, and Houston mornings commonly start above 90%.
- Poor surface prep. Coatings need a clean, open surface. Professional crews diamond-grind the floor, which is why a pro floor holds up better than a weekend kit. See DIY kit vs professional.
- Hot tires on a soft coating. Tires coming off a Houston freeway are hot, and a coating that softens under them can lift. Harder topcoats resist it better.
What a professional install looks like
- The contractor looks at the slab, checks for an old sealer or coating, and tests for moisture.
- They diamond-grind the floor to open the surface and remove stains and old sealers.
- Cracks, chips and spalled spots are filled and ground flat.
- A base coat goes down, and for a flake floor, vinyl flakes are broadcast into it while it's wet.
- Loose flakes are scraped and vacuumed, then a clear topcoat seals the floor.
- The floor cures. Polyaspartic systems are usually ready for cars in about a day; epoxy needs several days.

Questions people ask
How much does it cost to epoxy a garage floor in Houston?
National Angi and HomeAdvisor data puts a professionally installed epoxy garage floor at $1,595 to $3,337, with a two-car garage of about 360 square feet at $1,100 to $4,300. Polyaspartic runs about $4 to $9 per square foot. Repairs and moisture mitigation add to that. See the Houston cost guide.
Epoxy or polyaspartic: which is better for a Houston garage?
Polyaspartic resists UV, so it won't yellow in sun at the garage door, and it's usually ready for cars in about 24 hours. Epoxy costs less, levels better over rough concrete, and is often used as the base coat under a polyaspartic topcoat. The comparison guide goes through it.
How long before I can park on it?
Polyaspartic floors are typically walkable in 3 to 4 hours and ready for vehicles in about 24 hours. Epoxy needs about 12 hours before you walk on it and roughly 3 days before you park on it. Your contractor will give you the times for their product.
Can you coat a brand-new garage slab?
Not right away. New concrete needs to cure first. Rust-Oleum's instructions, for example, say to wait at least 28 days after a pour. Many contractors wait longer and test for moisture before coating.
