Garage floor epoxy in Sugar Land
Much of Sugar Land was built as master-planned communities between the late 1960s and the early 2000s, starting with Sugar Creek and then First Colony in 1977. That puts a lot of garage slabs here at 20 to 50 years old, often with an old coating or sealer already on them.

Older floors, previous coatings
Sugar Land grew from about 8,800 people in 1980 to 111,000 in 2020, with Greatwood and New Territory, built in the late 1980s, annexed in 2017. Garages that have been through several owners often have paint, sealer or a kit epoxy from years ago.
A new coating can't bond to an old one that's failing. Rust-Oleum's own instructions say paint that fails a tape test has to come off. Contractors grind old coatings down to bare concrete, which is why removal shows up as its own line on many Sugar Land quotes. See peeling floor repair.
Cracks and settlement
The ground here moves. Wikipedia reports the Sugar Land area sank more than 6 feet between 1988 and 2016, and the state created the Fort Bend Subsidence District in 1989 to manage it. Locally, slabs sit on expansive clay that swells and shrinks with moisture, so older garage floors often have settlement cracks. They're filled and ground flat before coating.

Questions that come up in Sugar Land
- Can you coat over my old epoxy? Only if it's sound and well bonded, which is rare after many years. Most floors are ground clean.
- What about the garage apron and driveway? Outdoor concrete needs a UV-stable system. See patio and pool deck coatings, and check your HOA's rules for anything visible from the street.
- Is a flake floor a good way to hide old stains? Yes. A full broadcast covers patched cracks and stains that a solid color would show.

Questions people ask
How long does removing an old coating add to the job?
It depends on the coating and the floor size. Grinding off a thin kit coating can happen the same day; thick or multi-layer coatings take longer. The contractor will tell you after seeing it.
Do you work in Telfair, Riverstone and the newer parts of town?
Yes. Newer homes there usually have bare floors that need a moisture test and grinding before coating.
