Flake garage floor coating in Houston

A flake floor is a colored base coat with vinyl chips broadcast into it, sealed under a clear topcoat. Most Houston coating companies lead with it, because the speckled finish hides dust, tire marks and small flaws in the slab.

How a flake floor goes down

  1. The slab is diamond-ground to open the surface. Cracks and chips are filled and ground flat.
  2. A pigmented base coat is rolled on, usually close to the main flake color so any thin spots don't show.
  3. While the base is wet, the crew throws vinyl flakes across the whole floor until no base coat shows. This is called a full broadcast.
  4. After the base cures, loose flakes are scraped off and vacuumed. The floor feels rough at this stage.
  5. One or two clear topcoats seal the flakes. The topcoat decides how glossy and how textured the floor feels.

From the bottom up: clay soil, the concrete slab with its top ground rough, a pigmented base coat, vinyl flakes broadcast into the base, and a clear topcoat over the flakes. Grinding gives the base coat something to grip, the flakes add color and texture, and the topcoat takes the wear. Moisture rising through the slab is what installers test for first.

Full broadcast or partial flakes

A full broadcast covers the base completely and gives the thickest, most uniform floor. A partial broadcast scatters flakes over a solid color, which shows more of the base and costs a little less in material. Most garage installers default to a full broadcast.

Choosing a color blend

Blends mix several flake colors. Grays and tans with black and white flecks are the most forgiving in a garage because they hide dust, leaves and tire marks. Solid dark blends look sharp right after install but show every footprint. Try combinations on the flake color chooser, then ask the contractor for physical samples of their blends before you decide.

What a flake floor costs

The price of a flake floor follows the system underneath it and how much prep the slab needs. Expect it to land in the ranges below, with polyaspartic-topped floors toward the polyaspartic column.

Floor sizeEpoxy systemPolyaspartic system
One-car, about 240 to 250 sq ft$720 to $2,900$1,000 to $2,250
Two-car, about 350 to 400 sq ft$1,100 to $4,300$1,400 to $3,600

National installed ranges from Angi and HomeAdvisor (epoxy) and Bob Vila (polyaspartic). Crack repair and moisture mitigation are extra.

Questions people ask

Are flake floors slippery?

The flakes leave a slight texture under the topcoat, which helps when the floor is dry. Wet, any smooth coating gets slicker. Ask for anti-slip aggregate in the topcoat if your garage floor gets wet often.

How long does a flake floor last?

Concrete Network says a properly installed polyurea or polyaspartic coating can last 15 years or longer. Angi puts epoxy floors at 10 to 20 years. Prep and moisture testing matter more than the flake blend.

Can you do it in one day?

Many crews finish a polyaspartic flake floor in a day on a slab that needs little repair and passes a moisture test. Floors that need a moisture barrier or a lot of crack repair take longer.

Will the coating cover cracks?

Cracks are filled and ground flat before the base coat. Flakes hide the patch, but a crack that keeps moving can show through again. See garage floor repair.
