The best garage floor coating for Houston: epoxy vs polyaspartic
For most Houston garages that get sun or a daily-driven car, the best coating is a flake system with a polyaspartic topcoat: it costs more than epoxy alone, but it cures in about a day, doesn't yellow in sun and resists hot tires better. Epoxy costs less and levels better over rough concrete, and many floors use both: an epoxy base for build and a polyaspartic topcoat for wear.

Side by side
| Epoxy | Polyaspartic | |
|---|---|---|
| Installed cost | $3 to $12 per sq ft; most jobs $1,595 to $3,337 | $4 to $9 per sq ft |
| Material cost | Lower | 20 to 30% more per gallon |
| Walk on it | About 12 to 24 hours | 3 to 4 hours |
| Park on it | About 3 days to a week | About 24 hours |
| Sunlight | Can yellow | UV stable |
| Hot tires | More prone to lifting | More resistant |
| Rough concrete | Builds thick, hides minor flaws | Thinner; flaws show unless repaired |
| Working time | Long, DIY-friendly | Starts thickening in 20 to 30 minutes |
| Lifespan | 10 to 20 years (Angi) | 15 years or longer (Concrete Network) |

Why the difference matters more in Houston
- Sun at the door. West- and south-facing garages that sit open get sun across the front of the floor. Epoxy can yellow there; a polyaspartic topcoat won't.
- Hot tires. Tires coming off the freeway on a summer afternoon are hot. Hello Garage, a coatings company, puts tire temperatures on hot days at upwards of 140°F. Softer coatings can lift where you park.
- Humidity during the install. Houston mornings commonly start above 90% relative humidity. Epoxy kits like Rust-Oleum's EpoxyShield call for humidity under 80%, so timing matters. Concrete Decor notes polyaspartics cure by chemical cross-linking and are less sensitive to temperature and humidity.
- Heat. Houston averages about 102 days a year at or above 90°F. In a hot garage, fast-curing polyaspartic gets even less working time, which is one more reason it's a crew job.
The common combination
Many installers put down an epoxy or polyurea base coat, broadcast flakes into it, and finish with a clear polyaspartic topcoat. The base builds thickness and hides small flaws; the topcoat handles sun, tires and chemicals. Concrete Network quotes the Decorative Concrete Institute's Bob Harris saying a polyaspartic topcoat gives better chemical resistance, hot-tire resistance and UV stability.
When epoxy alone is enough
- A garage that stays closed and gets little sun
- A workshop or storage space where cars rarely park
- A tighter budget, with a plan to recoat later
- Metallic finishes, which are made with epoxy

Questions people ask
Is polyaspartic worth the extra cost?
For a garage that gets sun or where you park daily, usually. You also get the floor back in about a day instead of several.
Is polyurea the same as polyaspartic?
They're related. Pure polyureas cure in minutes and can discolor in sunlight, per Concrete Network. Polyaspartics cure a little slower and are UV stable, which is why they're used as clear topcoats.
