How long does a garage floor coating last?
A professionally installed epoxy floor typically lasts 10 to 20 years, according to Angi. Concrete Network says a properly installed polyurea or polyaspartic coating is likely to outlast epoxy, at 15 years or longer. Kits wear out sooner.

Typical lifespans
| Coating | Typical lifespan |
|---|---|
| Professional epoxy | 10 to 20 years (Angi) |
| Polyurea or polyaspartic system | 15 years or longer (Concrete Network) |
| Store kit | Shorter; depends heavily on prep and use |
Ranges assume good prep and normal residential use.
What shortens a floor's life
- Skipped prep. Coatings over unground or contaminated concrete are the most common failure.
- Moisture from below. Vapor trapped under the coating lifts it. See slab moisture and peeling.
- Hot tires. Repeated heat where you park can lift softer coatings.
- Sun. Epoxy can yellow and break down where the sun hits it.
- Grit. Angi notes debris buildup can scratch an epoxy floor over time.
Making a coated floor last
- Sweep or dust-mop often, and rinse off road grime and leaves.
- Wipe up oil, brake fluid and battery acid promptly.
- Use a rubber mat or plywood under kickstands, jack stands and heavy tool chests.
- Ask your installer which cleaners are safe for their coating.
- Ask whether the topcoat can be refreshed later without redoing the whole floor.
Signs it's time to recoat
- Gray wear paths where you walk or drive
- Peeling or lifting where you park
- Yellowing near the door
- Chips that keep spreading

Questions people ask
Does a coating protect the concrete?
It keeps oil, salt and spills from soaking into the slab, which makes the floor easier to clean. It doesn't fix structural cracks or stop slab movement.
Will a warranty cover peeling?
It depends on the contractor. Many warranties exclude moisture-related failures or hot-tire damage. Read the exclusions before you sign.
